Downtown Oak Park’s professional buildings advertise suites at fixed monthly rents. Two published examples are $527 per month and $735 per month, described as all inclusive — covering heat, air, electric, and five-day-per-week cleaning, and, in the listing’s own words, “with NO pass throughs of taxes or maintenance.”

Why that matters so much

In Cook County, the property tax pass-through is normally the largest single variable in occupancy cost, and it moves. On one published Oak Lawn building the figure runs to $13.86 per square foot. On published downtown Evanston listings it runs to $8.15 per square foot against a $20 base rent — roughly 28 percent of total occupancy cost.
